Let’s extend the economic excitement in Fulton Market west to Ashland Avenue!
In Chicago’s 27th Ward, it’s time to repeal the city’s “Planned Manufacturing District Zoning” (PMD) in the West Fulton Market area: Ashland Ave. to Ogden Ave. and Lake St. to Ferdinand St.
With PMD Repeal, all Chicagoans – – especially 27th Ward residents – – would gain:
- New affordable housing
- New grocery stores & businesses
- New construction jobs & long-term jobs
- Lower property taxes, lower rents & lower sales taxes
What Is Planned Manufacturing District (PMD) Zoning?
The West Fulton Market PMD was implemented in 1998 when there was a concentration of industrial businesses. Today, this concentration is gone, and most West Fulton Market property owners want PMD Repeal.
If PMD Repeal happens in West Fulton Market, city zoning rules would change. Then, exciting new housing, new businesses, new developments and new tax revenues – – billions of dollars in new financial investment and economic development – – would benefit all Chicagoans.
How Would All Chicagoans – – Especially 27th Ward Residents – – Benefit from PMD Repeal?
New Affordable Housing
Thousands of new housing units could be built. Chicago needs affordable housing!
New Grocery Stores + Lower Costs of Food
We would build new grocery stores, and everyone would get lower grocery costs.
New Businesses, New Construction Jobs & New Permanent Jobs
New retail and service businesses would open, and new jobs would be available to Chicagoans.
Lower Property Taxes, Lower Rents & Lower Sales Taxes
With PMD Repeal, massive new commercial property taxes would be paid. In turn, city leaders could reduce today’s high property taxes on Chicago families, businesses and property owners.
At the same time, PMD Repeal would generate many new CTA riders at the Ashland-Lake Station and on the Ashland Ave. bus. In turn, government officials could reduce today’s sales tax, which they increased to financially bail out CTA.
Compared to 2019, CTA riders are way down. PMD Repeal is essential to gain thousands of new CTA riders and reduce today’s high sales tax on Chicago families and others.
What Is Our Proposed PMD Repeal Process for West Fulton Market?
Then, each property could apply for a new zoning change to DX-11 maximum, which is the same zoning offered east of Ogden Ave. in Fulton Market.
DX-11 allows the construction of housing and allows most commercial businesses. DX-11 provides an “11” floor-to-area ratio (F.A.R.) Lower-size DX zonings could also be requested.
